Carlyle, Sabharwal Properties sign $71M refi with Prudential for storage in Windsor Terrace

Carlyle Group and Sabharwal Properties through the entity 72 Caton Place Owner, L.L.C. as borrower signed a refi loan with lender Prudential Financial through the entity PGIM Real Estate U.S. Debt Fund REIT, LLC valued at $71 million for the storage building (E7) at 72 Caton Place in Windsor Terrace, Brooklyn.
The deal closed on March 27, 2024 and was recorded on May 8, 2024. The property has 168,034 square feet of built space according to a PincusCo analysis of city data. The loan price per built square foot is $422 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
Carlyle Group bought the property on May 24, 2018, for $23 million. The signatory for Carlyle Group and Sabharwal Properties was Jason Hart. The signatory for Prudential Financial was Stephen Bailey. The owner entities are at one of the addresses of Sabharwal Properties.
Pavit Sabharwal submitted a building construction project for a 113,887 square-foot storage (S-1) building at 72 Caton Place. The plan was filed on January 4, 2018 and was permitted on July 29, 2019. It calls for the construction of a 109-foot tall, eight-story building and was filed with the New York City Department of Buildings under job number 321693413. The project is described in the filing as: proposed eight(8) story self storage facility and accessory office,accessory enclosed parking for two(2) motor vehicles and five (5) loading berths

The parcel has frontage of 232 feet and is 104 feet deep with a total lot size of 20,750 square feet. The lot is irregular. The zoning is C8-2 which allows for up to 2 times floor area ratio (FAR) for commercial. The city-designated market value for the property in 2022 is $23.6 million. The most recent loan totaled $18 million and was provided by Prudential Financial on March 27, 2024.
Violations and lawsuits
There were no lawsuits or bankruptcies filed against the property for the past 24 months. In addition, according to city public data, the property has received $375 in OATH penalties in the last year.
Development
There are no active new building construction projects or major alteration projects with initial costs more than $1 million on this tax lot.
