Bo Jiang through the entity Bayside41, L.L.C. paid $7.1 million to Martin Picone through the entity 214-16 Realty LLC for five-unit mixed-use building (S5) at 214-18 41st Avenue in Bayside, Queens, five-unit mixed-use building (S5) at 214-20 41st Avenue in Bayside, Queens, and retail building (K1) at 214-14 41st Avenue in Bayside, Queens.
The deal closed on November 1, 2021 and was recorded on November 17, 2021.
The four properties have 13,826 square feet of built space and 4,707 square feet of additional air rights for a total buildable of 17,840 square feet according to PincusCo analysis of city data. The sale price per built square foot is $513 and the price per buildable square foot is $397 per the PincusCo analysis. (The price per square foot analysis is the transaction price divided by square feet as reported in public records and assumes no air rights have been sold.)
The signatory for Martin Picone was Martin Picone. The signatory for Bo Jiang was Bo Jiang.
Within a 400-foot radius of 214-14 41st Avenue, PincusCo identified one commercial real estate item of interests occurred over the past 24 months.
It was a new building permit application filed on April 4, 2021 for a 19,384-square-foot R-2 building with 15 residential units at 214-29 41st Avenue.
